When it comes to basement waterproofing and foundation repair, the importance of a working exterior weeping tile and membrane cannot be stressed enough!
When your weeping tile begins to reach its 40-60 year life span the soil around your foundation does not drain as intended. The soil becomes saturated and very heavy. When the ground freezes it expands in every direction causing above normal pressure on foundation walls. Cracks will appear under windows as the wall begins to bow in further. The landscape, driveways and patios will start to sink and settle bringing in more water to the foundation.
Small leaks, moisture and or mold will appear at the base of the wall usually happening in the spring when there is a lot of rain and thaw after the winter months. This is a good indication your weeping tile is likely full and at the end of its life span. If left too long the walls will crack horizontally and structural damage will occur.
